随着全国旅游业的快速发展和相关技术的创新突破，长株潭地区的民宿行业依托当地丰富的旅游资源得到了迅速的发展，但同时存在着民宿空间分布不匀、经营同质化严重等相关问题。本研究以长株潭地区的民宿作为研究样本，通过爬虫获取POI数据，并借助ArcGIS软件和SPSS软件进行空间和统计分析，深入剖析了民宿空间分布特征及其分布的影响因素。根据本文的研究结果发现，长株潭地区民宿呈现显著集聚的特征并且形成四大核心的分布格局；且长株潭民宿在各区县分布差异明显。经过实证分析发现，长株潭地区经济发展水平、居民收入水平和人口密度与民宿密度呈正相关关系；经济发展水平、居民收入水平、产业结构对旅游业发展有积极促进作用。基于以上研究，分别从投资者及政府两大视角提出对策与建议，助力长株潭地区民宿行业高质量发展。

With the rapid development of the national tourism industry and breakthroughs in related technologies, the homestay industry in the Changsha-Zhuzhou-Xiangtan region has developed rapidly by relying on abundant local tourism resources.However, problems such as uneven spatial distribution of homestays and serious homogenization of operations still exist.This study takes homestays in the Changsha-Zhuzhou-Xiangtan region as the research sample, obtains POI data through web crawling, and uses ArcGIS and SPSS for spatial and statistical analyses to examine the spatial distribution characteristics of homestays and the factors influencing their distribution.The results show that homestays in the Changsha-Zhuzhou-Xiangtan region exhibit significant clustering characteristics and form a distribution pattern with four core areas; in addition, the distribution of homestays varies significantly among districts and counties.Empirical analysis shows that the level of economic development, residents' income level, and population density in the Changsha-Zhuzhou-Xiangtan region are positively correlated with homestay density, while the level of economic development, residents' income level, and industrial structure have a positive effect on tourism development.Based on the above findings, countermeasures and suggestions are proposed from the perspectives of investors and the government to promote the high-quality development of the homestay industry in the Changsha-Zhuzhou-Xiangtan region.
